A furnished place to land, for a month or a season.

The happy medium between a short hotel stay and a long, empty lease — a fully furnished home, ready to live in, with a stay of 30 days or more. Bring your suitcase. Everything else is already here.

Under 30 days

Short-term stay

Like a vacation rental or a hotel. Great for a weekend, but it adds up fast and it never quite feels like home.

30 days or more

Mid-term rental

The happy medium. Fully furnished and flexible, with none of the work of setting up a place from scratch.

A year or longer

Long-term lease

Usually empty, so you bring all your own furniture. A bigger commitment when you are ready to stay put.

The basics

A few simple things to know.

Mid-term rentals come with their own words. Here is what they mean, in plain language.

Minimum stay

Most mid-term rentals start at 30 days. That is long enough to feel settled and short enough to stay flexible.

Furnished vs. unfurnished

Furnished means it is ready to live in: beds, couches, kitchen, all of it. Unfurnished means you bring your own.

Who rents them

Travel nurses, people moving to town, folks between homes, and anyone who needs a soft place to land for a while.

How pricing works

More than a long lease each month, less than a hotel each night. You are paying for the furniture and the flexibility.

For renters

A real home, ready when you are.

Sometimes you need a place for a little while, but a hotel feels cold and a year-long lease feels like too much. That is exactly what a mid-term rental is for. You move into a home that already has everything, and you stay for a month, a few months, or a whole season.

People come to mid-term rentals for all kinds of reasons. Here are the ones I see most:

  • Travel nurses on contract
  • People moving to New Orleans
  • Folks on a temporary job contract
  • Buyers and sellers between homes
  • Insurance and displacement stays
  • Renovating their own home
  • Digital nomads working from anywhere
  • Retired adults visiting family

A hotel adds up fast and never feels like yours. A traditional long-term lease leaves you buying or moving furniture and setting up most, if not all, utilities in your name. A mid-term rental skips all of that. You get more room, your own kitchen, and a real neighborhood, usually for a lot less than a hotel would cost over the same stay.

It is not only for short stays, either. Some renters keep a furnished home for a full year. It is one easy monthly payment with no surprise utility bills, and everything is already there. For a lot of people, that ease is worth it long after the first month.

For owners

Already furnished? You may be sitting on an opportunity.

If your property is already furnished, or it would be easy to furnish, a mid-term rental might be the simplest path you have. This is not a pitch to go out and furnish a place from scratch. It is for owners who already have the furniture in place and want to put it to work.

A lot of owners think the only choice is to strip a home down to a bare, unfurnished lease. That is a real hassle, and it can mean clearing out a home that was ready to rent as is. If you already have a furnished place, you can skip that step and keep your options open.

Mid-term rentals are not one size fits all. Whether one makes sense depends on things like where your property is, what it offers, and the time of year. That is why it is worth a real conversation. I will look at your specific property, give you an honest read, and tell you if it is a good fit, even when the answer is that a long-term lease would serve you better.
